Cape Coral Florida is known as the Venice of Florida is a beautiful “water wonderland” and truly a Boaters Paradise. With more than 400 miles of waterway canals separating fresh water from salt water, Cape Coral has more than 180 miles of waterway canals that have access to the Gulf of Mexico.

Boating, fishing and water sports are only some of the important features of what Cape Coral has to offer. Pine Island, Fort Myers Beach, Sanibel Island and Captiva Island and Boca Grande can be reached very easy by boat or car with many restaurants and bars along the way; many with a boat dock and fantastic menus to suite everyone’s needs!

Surrounding Islands with Caribbean flair like Captiva Island, Gasparilla Island, Cayo Costa and Cabbage Key, Upper Captiva Island are only a short boat ride from Cape Coral. You can only access these Islands by boat (Ferry) or small plane - no cars allowed and the only transportation is the golf cart. The relaxing Ferry ride from Pine Island will only take you about 15-20 minutes and once there you will find magnificent Ocean living with incredible beaches and clear Gulf of Mexico Waters along with exceptional restaurants that provide first-rate cuisine and drinks.

Cape Coral’s freshwater waterways are easy to navigate, have excellent access to beautiful lakes, but do not have admittance to the Gulf of Mexico. Freshwater canals are first-rate fishing grounds and boat rides are usually only possible for a few miles with Pontoon boats, Canoe, kayaks or small engine crafted boats that call the freshwater Canals home. There is also a public boat ramp at the BMX Park between Skyline and Trafalgar Pkwy.

Since Cape Coral is divided into four geographical sections, the North West, South West and South East and are excellent Gulf Access Canal waterways. Even if your home is located on a dry lot, Cape Coral provides several boat ramps to access the Gulf access canals. Cape Coral Yacht Club, Rosen Park, Horton Park boat ramp, Burnt Store boat ramp offers plenty of space for parking and only costs about ten dollars a day.

If boating is your passion, you should be very cautious about the location where you would like to buy or build your new home. If you have to get to the North or South Spreader waterway to access the river or Matlacha pass, you most likely have to pass by bridges. Cape Corals Gulf Access Canal bridges have approximate clearances between 8 ft. and 13.5 ft. with Freshwater Canal bridges significantly lower in clearance.

The bridge clearances are different from location to location and can influence the size of boat you can use. Standard canal width ranges between 80 and 200 feet. Some Gulf Access Canals have what we call direct access; which means no bridges, no boat lock and absolute direct access from the River to the open waters. I provide my buyers detailed Cape Coral maps with all waterway information. At the South Spreader water way you will also have to pass the Chiquita boat lock. The Chiquita Boat Lock provides Gulf access from Southwest Spreader Waterway into the Caloosahatchee River and is located approximately 2.7 miles from the Sanibel Causeway Bridge.

Boating distance to open waters varies from location to location as well so if you want to “Get out fast” the South West and South East would most likely be your first choice. Please keep in mind that strict idle speed is advised on all Gulf Access canals. With all my boating experience I can share invaluable information for your future boating needs.

If you are thinking of building a new home, and intend to purchase a vacant lot, there is a great variety of choices available. Please keep in mind that not all of Cape Coral areas have access to public utilities. The South East and most of the South West sections are connected to city sewer, water and irrigation. The North West section is located in the “utility expansion zone” with future intentions of providing public utilities in the areas. With bringing in the utilities, property owners have to expect special assessments. In the past, some of the assessments have reached around $25,000 dollars, plus additional impact fees which can be rolled over into your yearly property taxes and can be paid over several years. Buying a vacant lot can be very challenging in regards to Florida protected wildlife. It is very important to do “proper homework” when buying a piece of land. Cape Coral bald Eagle remains under protection. Building a home can be very challenging and at times impossible to do depending on how close your building site is located to the Eagles Nest. Vacant land still is very affordable and also a great future investment since land is not reproducible; when it’s sold, it’s gone. Buying a vacant Gulf Access buildable lot offers a whole variety of possibilities. Since the SW and SE Cape Coral areas are extremely “built out” the North West sections offer extreme good buying opportunities with lower prices than the SW or SE.

Lakefront southern Exposure Gulf Access lots are offered under $100K with regular Gulf Access lots obtainable under $50K. (May 2013). The beautiful waterways, easy to navigate Gulf Access canals are home to manatees and dolphins that swim in the Canals. The North Spreader waterway brings you to Matlacha Pass and with a short boat ride to the open waters.

If you are thinking about a boating community, Tarpon Point with Tarpon landings propose exclusive waterfront living, with deepwater Marina and access to Gulf of Mexico, private pool, fitness center and clubhouse. Here you will find Westin Hotel, a variety of high end boutiques and restaurants within walking distance at Marina Village.

Tarpon Landings is a gated community with three high rise waterfront condominiums overlooking Tarpon Point Marina, the Caloosahatchee River to Sanibel. Tarpon Point Marina is a full service Marina with approximate 175 boat slips and direct access to the open waters with no bridge or boat lock.

Boats have to pass through the Chiquita boat lock to access the River and open waters with boat Storage, Marina and boat gas station available.
